About the Role: * Lead feasibility studies at masterplan / project level for new projects at pre-concept and / or concept stage, providing strategic recommendations to senior stakeholders to inform decision-making. * Direct portfolio analysis and forecasting to support landbank strategy and capital allocation decisions. * Oversee the review of property valuations and inspection reports developed by third parties for completeness, accuracy and benchmarking, ensuring rigour in third-party advisory outputs. * Own the financial analysis and market valuation of current and potential assets, ensuring outputs are robust and defensible for senior management and board-level decisions. * Deliver clear, strategic summaries of property attributes, including market trends and their impact on value and marketability, for senior management consumption. * Drive business development process automation, policy optimization and commercial initiatives that elevate the analytical performance and efficiency of the department. * Lead high-level scenario testing and comparative analysis to enable informed, senior-level decision-making. * Direct the development of financial models for large-scale, multi-phased projects, including cashflow forecasting and scenario analysis. * Own the preparation of financial and visual reports for senior management, delivering strategic insights that facilitate informed decision-making. * Engage with senior team members and stakeholders to provide management with an informed view of projects, including design / development rationale, financial and profitability metrics, market positioning, risks and mitigation strategies. * Engage with senior team members and stakeholders to provide management with an informed view of projects, including design / development rationale, financial and profitability metrics, market positioning, risks and mitigation strategies. * Build and maintain strong relationships with stakeholders, proactively anticipating and addressing requirements to ensure satisfaction. * Lead the sourcing of strategic partnerships and alliances, including structuring land-based investment packages. * Champion industry trends, best practices and emerging technologies in market dynamics and the competitive landscape, embedding relevant insights into the organization’s strategy. About You: * Bachelor’s degree in finance / economics or relevant technical fields; Master’s degree preferred. * CFA (Chartered Financial Analyst) is a plus. * Professional Real Estate field knowledge in business analysis, financial modeling, market research and analysis for real estate * Familiarity with large scale + mixed use and masterplan projects, multi-phased. * Min. 8-10 years’ experience in the business development/development function with at least 3-4 years in a senior managerial / leadership role with real estate developer/consultant firms. * Practical experience in major real estate projects in the MENA/GCC region * Expert in Excel + Real Estate feasibility modelling  * Proficiency in Microsoft Office, particularly PowerPoint * Financial modeling software, valuation tools, and spreadsheet applications for creating cash flow projections and investment scenarios. * Ability to conduct market research benchmarking and analyze financial models  * Knowledge of Real estate financing, including debt and equity structures, is highly desirable. * Strong verbal and written communication skills * Analytical skills required to identify key focus markets in region and map out entry plans (consumer demand, competition, etc.) * Efficient problem solving, decision making and negotiation skills About the Benefits: At Dubai Holding, we're committed to nurturing the success and well-being of our colleagues.
